Sell House As-Is

Often, Dallas Fort Worth home buyers expect a house to be move-in ready and don’t want to deal with renovations or repairs. That means that if your home needs a little work, you either have to invest in a property you’re no longer going to be living in or wait for someone willing to put in the money, time, and effort themselves. At OutFactors, we’re happy to pay cash for houses as-is.

Avoid Paying Commissions

Many people turn to agents when trying to sell their houses, and experienced agents may indeed be able to help you find a buyer. However, you’ll be missing out on a significant chunk of change once they take their 6% off the top, which translates into thousands of dollars. Since OutFactors pays cash for houses and buys directly, you don’t have to worry about missing out on the money you’re due.

What are our clients saying about us?

History of Chambliss, Texas

Farming Settlement to Rural Suburb

Chambliss is a small unincorporated community located in northeastern Collin County, Texas, and is seven miles northeast of McKinney on Farm Road 545.

Dr. Charles Chambliss, who settled in the area in the 1880s, was most likely the inspiration for the community’s name. A cotton gin, general store, gristmill, molasses mill, and school were all operational in Chambliss in 1900. The community was granted a post office in 1898 and James L. Davis was the first postmaster. However,  it was closed in 1903, and local mail was rerouted through Anna, three miles northwest.

The Brinlee Cemetery, one of two graveyards that served the early Chambliss neighborhood, was about a half-mile southeast of the Brinlee Cemetery. In 1889, trustees of the Brinlee Cemetery signed two deeds for a cemetery. The first is dated February 1889, and the second is dated April 1889. On the Hiram Brinlee survey, the Brinlee Cemetery is concealed in an agriculture field about four miles east of Melissa. The cemetery, which is covered by farms and trees, has about seventy graves and is still in use.

The Stony Point Baptist Church was established on August 17, 1878, by residents. A.J. Scribner and R.N. Coffey donated land to the church five years later, which is now part of the Stony Point Cemetery, and Elizabeth Price donated the funds for the first sanctuary in 1887. It was destroyed by lightning in 1926 and replaced in 1938 with a smaller building.

The Stony Point Cemetery’s oldest grave is W.M. Wilson’s infant son, who died in 1880 which precedes the establishment of the church on the property. Other graves include those of early settlers, church and community leaders. The Stony Point Cemetery Association took over ownership of the cemetery in 1938. The Stony Point Baptist Church remained active until the late 1950s when it was forced to close due to the dwindling congregation. Between 1933 and 2000, the population of Chambliss has been reported at about 25 people.

Today, Chambliss is an unincorporated community of about 25 residents with the Brinlee Cemetery, Stony Point Church, and Stoney Point Cemetery as reminders of their cherished history. The small rural community is surrounded by fast-growing suburban communities that will impact the future of Chambliss in the coming years.
