Sell House As-Is

Dallas Fort Worth home buyers often expect a house to be move-in ready and don’t want to deal with renovations or repairs. If your home needs a little work, you either have to invest in a property you’re no longer going to be living in or wait for someone willing to put in the money, time, and effort themselves. At OutFactors, we’re happy to pay cash for houses as-is.

Avoid Paying Commissions

Since OutFactors pays cash for houses and buys directly, you don’t have to worry about missing out on the money you’re due. Many people turn to agents when trying to sell their houses, and experienced agents may indeed be able to help you find a buyer. However, you’ll be missing out on a significant chunk of change once they take their 6% off the top, which translates into thousands of dollars.

History of Gunter, Texas

Railroad Town to Growing Suburb

Gunter is a city in south-central Grayson County, Texas, and is located twelve miles southwest of Sherman at the junction of State Highway 289 and Farm Road 121.

Gunter, one of Grayson County’s more recent settlements, received a post office in 1898 and was incorporated as a city in 1902 when St. Louis, San Francisco, and Texas Railway entered the area. John Gunter, a farmer, and inspector who gave the town its name, donated land for the townsite. Gunter became a shopping and community hub for area farmers after the railroad arrived. In 1914, Gunter had 800 residents, a weekly publication Grayson County Advocate, and 36 businesses. The city had Baptist, Methodist, and Church of Christ churches.

Albert Earthman, who later chartered the First National Bank in Gunter, is credited with building the first residence in the townsite in 1903. Shortly thereafter, a second bank named First State Bank opened. These banks provided much-needed financial and banking services to area farmers and businesses. The demise of the First National Bank hurt the community but Gunter continued to grow until 1924. When the First State Bank closed its doors, they brought down many of the area farmers and businesses with them. During the same year, the city was officially incorporated with 500 citizens with about 50 businesses, a school, and several churches. The economic damage caused by the failure of the bank was followed by the Great Depression and two catastrophic fires that occurred in 1930 and 1948 which further devastated the small community.

By the early 1940s, the town’s population had dropped to around 475 people and remained below 500 into the 1950s. During the 1960s, the town entered a period of slow but steady growth and the population once again reached 500 people. This slow but steady growth continued, and by the early 1990s, Gunter had a population of 926 residents that were served by 24 businesses. By the mid-1990s, the growth accelerated, and by the year 2000, Gunter had over 1,200 residents and more than 35 businesses.

Due to its position on State Highway 289, approximately 10 miles north of Celina, and its proximity to the Sherman – Denison metropolitan area and nearby Lake Texoma, the accelerated growth of Gunter has continued including the establishment of a Sonic Drive-In and a Dollar General store.  In May 2002, Landmark Bank, headquartered in Ada, Oklahoma, opened a branch in Gunter in May 2002, giving the town its first commercial bank in nearly 90 years. Between the years 2000 and 2010, the city’s borders grew significantly, and by 2010, the city had a population of almost 1,500 people. The growth of Gunter is expected to continue and accelerate as the cities of Dallas and Sherman expand outwards.

Today, Gunter is a unique community that is dedicated to historical preservation, providing a high standard of living, creating a thriving business community, and that promotes environmental awareness. The city now covers 17.70 square miles and is home to more than 1,600 people and growing.
