History of New Fairview, Texas

Farming Community to Rural Suburb

New Fairview is a small rural suburb of Fort Worth, Texas near the intersection of Farm to Market Road 407 and 2264, about 30 miles north of downtown Fort Worth.

Like many small communities in North Texas, the area that would become New Fairview was established by settlers that started arriving in the mid to late 1880s. These settlers were mostly farmers and ranchers attracted to the area by the promise of free fertile land with an abundance of water and other natural resources.

Many of the early settlers that migrated to the area were from the State of Illinois, so the community they established was named Illinois Settlement. One of the earliest and prominent settlers was J. F. Thurmond. He was a large landowner who donated a portion of his farm to create a community school and a church. The land he donated is at the intersection of Illinois Lane and Thurmond Lane. The church and school quickly became the center of the small community. Tragedy struck in 1883 when an infant daughter of Mr. Thurmond died. To provide a proper place for her burial, Mr. Thurmond donated more land to create a community cemetery.

As more settlers arrived, the community grew and by the early 1900s, the name of the community was changed to Fairview. The area remained a small farming community that 1930s area maps show Fairview having a church, cemetery, school, and few additional structures scattered around the center of the community. Over the next 40 years, the community experienced very little change. The town of Fairview (one of many with that name in Texas) was officially incorporated in 1973.

The economy started changing in the 1970s and by the 1980s, many of the grown children in the community left the farm to pursue other careers. This shift along with the explosive growth of the Dallas Fort Worth area brought change to the small community of Fairview. Farms and ranches were being sold with some being redeveloped into residential housing communities. The first residential development was built on Martindale Lane on a portion of the Thurmond Farm.

These changes also brought a substantial increase in population from only 180 in 1980, it increased to over 200 by the early 1990s. The new growth also brought other changes, and in 1999, the town decided that it wanted to distinguish itself from the many other towns in Texas named Fairview and changed the name to New Fairview. By the year 2000, the population had quadrupled to over 800 residents.

To reign in uncontrolled growth and maintain a quieter, more rural atmosphere, the town leaders have enacted zoning and development regulations. One of these regulations requires that all residential lots be a minimum size of 1 acre. Striving to have organized and quality growth has slowed but not stopped development and by 2010, the population of New Fairview exceeds 1,200 people.

Today, the 16.4 square miles of New Fairview retain much of its rural charm with only a few residential subdivisions and a population of about 1500 residents.
